Las reglas del juego en el sector inmobiliario

¿Recuerdan? Hace tan solo unos años, eran muchos los que se hipotecaban para comprarse un piso, los muebles, un coche, un viaje… Si, todo, absolutamente todo, se incluía en la hipoteca y podíamos comprarlo todo. Sin embargo, las reglas del juego han cambiado y aquellos años de consumismo desmedido, han quedado atrás.

Los inmuebles dejaron de revalorizarse impidiendo que las entidades bancarias pudiesen seguir inflando las hipotecas hasta el infinito y el prolongado y fuerte deterioro del mercado laboral, estranguló los ingresos del ciudadano medio; un ciudadano medio que vive ajustándose el cinturón de forma reincidente y aún así, cada mes le resulta más complicado llegar a fin de mes.

Ahora, las reglas del juego han cambiado tanto que aquella persona que antes podía comprar todo lo que quisiera, probablemente no pueda comprar nada. Las anteriores inexistentes restricciones bancarias se han convertido en un
verdadero handicap que ha derivado en una paradójica situación. Aquellos que necesitan endeudarse no pueden acceder al mismo y aquellos que pueden, no desean hacerlo.

Resumiendo, el estallido de la burbuja inmobiliaria, el deterioro del mercado laboral y las fuertes restricciones al endeudamiento, son las nuevas reglas del juego que castigan y seguirán castigando, un mercado construcción-
inmobiliario, condenado a ajustarse. Y es que los precios de la vivienda, a pesar de haber corregido, lo han hecho de forma suave y lenta. Teniendo en cuenta las reglas del juego anteriormente comentadas, las viviendas finalizadas
sin vender, las que ni siquiera se han terminado o el suelo comprado a precio de oro pendiente de construir, pensamos que queda un considerable ajuste pendiente de realizar.

No obstante, como buenos inversores buscamos valores con potencial y en muchas ocasiones, me preguntan si con las correcciones experimentadas, los valores del sector inmobiliario-construcción podrían ser buenos candidatos. Dos de los valores más consultados son Realia y Sacyr Vallehermoso así que vamos a analizarlos.

Sacyr se dejó el 90,37% de su valoración bursátil en el fuerte deterioro que experimentó desde los máximos de 2.006 hasta marzo de 2.009. Desde allí, se inició una recuperación que sin ser considerable, permitía alejar la debilidad del escenario. Sin embargo, lo peor no había pasado; los mínimos de 2.009 se rompían a la baja en agosto de 2.010 y el deterioro continuaba. Ahora, el valor cotiza con un deterioro considerable, por debajo de aquellos mínimos. A priori es imposible saber si se está formando un suelo o si por el contrario el deterioro aún no ha concluido. Es por ello que nos abstenemos de tomar posiciones en el valor hasta que no tengan lugar figuras de vuelta claras y el binomio rentabilidad riesgo sea más atractivo. Así, para un perfil bastante agresivo, solo por encima de los 7,60 nos parecería atractivo el valor.




Realia debutó en el parqué con el estallido de la crisis. Tras un periodo inicial de 6 meses de estabilidad, el valor se dejó el 80% de su valor hasta alcanzar mínimos en diciembre de 2.008 en los 1,31. Desde allí, parece que intenta consolidar posiciones y formar un suelo sin embargo aún es demasiado pronto para saberlo. Solo por encima de los 2€ nos parece atractiva la entrada en el valor.
